Gainesville Florida Single Family Homes Sold Market Report – April  2012

Here are the statistics for Gainesville Florida single family homes real estate market for the February,  March, and April 2012.

This chart below shows you the number of CLOSED SALES for the months of  February 2012, March 2012, and April 2012.   Also the relationship of (DOM) the average days on the market for those sales, and the current PENDING SALES.

This chart below provides a graph as the number of ACTIVE LISTINGS in the Gainesville Florida Multiple Listing Service for this same three month period.  You will see that our total inventory has has not changed much this month.  I am seeing a steady stream of the number of homes sold in relationship to the number of homes that were active listings and have now gone under contract.  This is our Gainesville buying season!

The single family homes active inventory is has increased just a bit for the month of April.  The main reason is that most locals here know that our local buying season is April through September.  The number of closed sales has remained constant in April and a good sign is active listings are converting to pending sales, and buyers are closing on their new homes!

Indicators are showing an increase of buyers actively viewing homes.  The “activity” is from the use of electronic lock box entry providing higher number of showings on the active listings for sale.    There also This data & inventory amounts covers all areas & communities in Alachua County as per the Gainesville-Alachua County MLS.

These numbers to NOT include vacant land, condominiums, or commercial properties.

Here is the APRIL 2012 Market Report that shows (3) Month Statistics on the Gainesville Florida Condominium & Townhouse Market.   These charts reflects the February, March, and April 2012 data of units sold.  This data is compiled from the Gainesville Multiple Listing Service.

This first chart below shows the total number of active listings in the MLS and how that compares to the number of pending sales, and the closed sales for each month.   You will see that our inventory has gone down in the month of March.  The current inventory is ready for the Spring buying season for incoming students.

This next chart shows the average days on the market for the Gainesville Condominium market and that numbers relationship to Closed Sales and Pending Sales.  The APRIL activity shows that the number of condo sales that are PENDING are up for April 2012.  It’s condo buying season in Gainesville FL!

The Gainesville condominium market continues to be good for buyers. The prices are down, and the inventory of active units is high.  The biggest obstacle for condominium sales is a buyer’s ability to obtain a mortgage.  Each condominium complex will be analyzed by the mortgage lender & underwriters for loan approval.

Cash Buyers and Investors have excellent opportunities in the Gainesville market.

Sunday morning is normally a quiet, slower morning.   My son Michael is a college student and he worked late last night, so he usually sleeps in.   My alarm was not set to get up at any specific time, but Michael woke me up and said, “Mom, I need you to get up”.   I was groggy and asked why.   He said, it’s because I have a surprise for you.

I get up, and squint to see what time it was.  It was almost 7am.  My brain is not working on all 8 cylinders first thing in the morning, so I wonder why he needs me up so early.

As I was walking down the hallway, I then could smell the aroma coming from the kitchen….  Warm & wonderful cinnamon rolls.

The kitchen table was set, with flowers too!

My wonderful son made me breakfast.

This was a wonderful Sunday morning surprise.  It’s been a long time since we both had breakfast together too.  He is my pride and joy.  I love him with all of my heart.   Thank you Michael.

If you’ve been a regular to Dav’e NewYork Deli in Jonesville, you must know that Dave’s New York Deli has “stretched out” and moved to their new location at the Tioga Town Center.

I will admit I was too tired and/or lazy to plan or cook dinner on this Friday night, so we thought we would go check out the new place.

You can’t miss it!  It’s right in front between TCBY and Starbucks!

Dave’s new location has larger space with more inside tables and now has some really nice outdoor cafe style tables too.

I bet everyone working in the Tioga Town Center Shops are happy they have another great place to eat now too.

Everyone that lives in the area will love having another place to eat on Movie Night at Tioga too.

I hope Dave & his crew will get more business with their new location!

Cedar Key’s 48th Annual Fine Arts Festival is next weekend on April 28th and 29th, 2012, from 10 am to 5 pm is hosted by the Cedar Key Arts Center and sponsored by the Tourism & Development Council.  Mark your calendars & make plans to head west this weekend!  It’s my job to keep you all up do date about “Things to Do” – Spread the word, and make it a family trip!   Stay late and enjoy the magnificent sunsets too!

Over 120 fine artists and craftsmen will showcase their works of art on 2nd street. Artists compete for over $10,000 in prize money and purchase awards during this juried event. Last year over 20,000 people visited Cedar Key to enjoy this fine art festival and purchase a piece from their collections.  Don’t forget GREAT FOOD  & MUSIC at this community event!

DON’T Miss The 48^th Annual Old Florida Celebration of the Arts
April 28th, 2012 to April 29th, 2012

Local non-profit businesses and churches sell a variety of food and desserts in City Park – it’s a family friendly event with plenty of cool stuff for your kids too.

Cedar Key is famous for their steamed clams and some of the freshest seafood you can find.

Music, sidewalk chalk, and face painting will also be happening in the park all weekend. As you cross Cedar Key’s bridges you will feel as if you are stepping back in time with it’s old Florida charm.

Cedar Key is located 60 miles SW of Gainesville at the end of State Road 24.  From Gainesville, just get on Archer Road and head west until it ends in the Gulf of Mexico in Cedar Key. You won’t be disappointed!

The Builders Association of North Central Florida presents the 54^th Annual Spring Parade of Homes.  It begins this weekend on April 21st and runs through April 29^th.  Hours are 1 to 6pm during the weekends and 5pm to 7pm during the week.

A Parade Book with floor plans, renderings, and maps to all locations will be available at each of the subdivisions. You’ll have 19 communities to visit throughout Alachua County.

Start your tour at one of the neighborhoods.  This year, the builders have made the Parade complimentary so the admission is free.

Road Trip!!   I will be hitting the road this morning, headed to RETSO.   The Real Estate Technology Conference.   It happens in the Spring, and I will admit….I am a RETSO virgin.

Since 2007,  I’ve been to ActiveRain Camps and RE BarCamps…..but never managed to get to RETSO, till now

Yes, I am a technology junkie.

Happy Easter to Everyone!

With our families, we make plans for dinners, get-togethers, going to church or family vacations.   For me, Easter is a wonderful way to splurge and buy jelly beans & chocolates for Easter Basket goodies.

There isn’t anyway for me to “share chocolate” with you all for Easter, but I do have a way to share “good feelings” from my heart to yours!
