Gainesville Real Estate Market Report for Single Family Homes Sold in June 2017. Here you will find the recent three-month statistics for April, May and June 2017. Our strong spring market has moved into a strong & steady summer season.
The chart below shows Gainesville’s market statistics for NEW LISTINGS, PENDING SALES, and the CLOSED SALES for the last 3 Months. New listings are down slightly from last month. Our PENDING contracts are at 373 this month. Closed Sales are steady at the high level of 368. In a strong market, our frustration is available inventory for buyers this summer.
The Gainesville-Alachua County Association of Realtors® provides their statistics to the Florida Realtors® each month and they compile statewide data that allows them to compile these reports. Let’s look at stats for June 2017 compared to the same month last year. Closed sales are UP 1.7 % compared to last year. Yet our months supply of inventory has declined 8.7%, and this shows a trend to our low inventory of homes for sales under the $250K price range. Homes are moving faster, which is shown under medium time to sale or medium time to contract percentage. Median Sales Prices are steady.
