Gainesville FL Condominium Market Report – June 2012

Here is the Gainesville Fl Condominium Market Report  for June 2012 that shows (3) Month Statistics on the Gainesville Florida Condominium & Townhouse Market.   These charts reflects the April, May and June 2012 data of units sold.  This data is compiled from the Gainesville Multiple Listing Service.

This first chart below shows the total number of active listings in the MLS and how that compares to the number of pending sales, and the closed sales for each month.   You will see that our inventory of active listings has gone down, and shows a higher number of pending contract.  The month of June shows 68 closed sales, which is up from the month of May.   The current inventory is ready for Gainesville’s Summer  buying season for incoming students.

This next chart shows the average days on the market for the Gainesville Condominium market and that numbers relationship to Closed Sales and Pending Sales.  The June 2012  activity shows that the number of condo sales that are SOLD are up for June 2012, and our inventory is down slightly.  Another good statistic is that the average days on the market continues to fall.  It’s condo buying season in Gainesville FL!


The Gainesville condominium market continues to be good for buyers. The prices are down, and the inventory of active units is high.  The biggest obstacle for condominium sales is a buyer’s ability to obtain a mortgage.  Each condominium complex will be analyzed by the mortgage lender & underwriters for loan approval.  Call me to find out which condo complexes will qualify for FHA Financing.
