Gainesville Florida Single Family Homes Sold Market Report – August 2012
Here are the statistics for Gainesville Florida single family homes real estate market for the June, July and August 2012.
This chart below shows you the number of CLOSED SALES for the months of June 2012, July 2012 and August 2012. Also the relationship of (DOM) the average days on the market for those sales, and the current PENDING SALES.
This chart below provides a graph as the number of ACTIVE LISTINGS in the Gainesville Florida Multiple Listing Service for this same three month period. We don’t have much change in the total active listings, which coincides with the peak of our summer selling season. Pending Sales are on a steady increase as the buyers are active and finding the homes they want. Pending Sales of homes under contract to close are up 21% from the same period last year. This is our Gainesville buying season!
The single family homes active inventory is has increased just a bit for the month of July and closed sales are up as well. We now have the ability in our MLS system to see the different Single Family Home categories: Homes, Farms & Ranches, and Mobile Homes with land. These reports show the total of all sub categories of Single Family Home data. The main reason is that most locals here know that our local buying season is April through September. The number of closed sales has remained constant in August and a good sign is active listings are converting to pending sales, and buyers are closing on their new homes! Pending Sales have increased. Our year to year stats are a good indicator that our market is stabilizing. The most recent two months of data bring the total for the year to 1,412 sales, which is a 9% increase over the same period last year.
Indicators are showing an increase of buyers actively viewing homes. The “activity” is from the use of electronic lock box entry providing higher number of showings on the active listings for sale. There also This data & inventory amounts covers all areas & communities in Alachua County as per the Gainesville-Alachua County MLS.
These numbers to NOT include vacant land, condominiums, or commercial properties.
