Gainesville’s summer buying season has slowed and switched into our fall season.
The chart below shows Gainesville’s NEW LISTINGS, PENDING SALES, and the CLOSED SALES for the last 3 Months. New Listings are steady at 287 for September compared to last month. Our PENDING contracts are stable for the current market up from this time last year. Closed Sales are down a bit for September and this is normal for the beginning of our fall & football season. We’ve got good indicators for our 2015 season of real estate sales in Gainesville. Our local market has strong indicators of a balanced market.
The Gainesville-Alachua County Association of Realtors® provides their statistics to the Florida Realtors® each month and they compile statewide data that allows them to compile these reports. Let’s look at stats compared to 2014. Closed sales show a BIG increase AGAIN of 14% for September compared to last year. Yet our months supply of inventory has declined 25%. Pending sales are also UP 17%. Median Sales Price fell 14%. Yes…..I love stats about the Gainesville real estate market!

This is a nice market indicator for our Gainesville real estate market trend. Predictions indicate that we will have buyers facing multiple offer competition on some listings this season.
