Gainesville Real Estate Market Report for August 2021. Here is the 17th full month of statistical data about our local real estate market since the COVID-19 Pandemic began. Now our report will show stats for both the single family home market, and our condominium and townhouse market. You will see both the single family homes and condominiums sections below with detailed stats for each category. You will find other statistics on each chart. I know many people are tired of being reminded about the timeline of the pandemic.
Single Family Homes Market
This is our Gainesville real estate market report for August. New listings that came on the market in August are 343 homes. Our new PENDING contracts are 315. Closed Sales in August were 310 homes. Of those 310 home sales, 67 were cash sales, and that is up 34% from last year. The Months Supply of Inventory has increase to 1.9 months. We sure love to keep track of our market stats and will be sharing these reports each month. The charts will show statistics for the current year, then compared to last year and the change when comparing each year. The stats are important in our local area. Average Sales Price is up 17.4% from last year. The Dollar Volume numbers are up almost 33% from last year.

Gainesville Condominium Market
The chart below shows the stats for the Gainesville CONDOMINIUM Market. Closed condo sales are 96 units for August, and 39 of those sales were cash buyers. There were 91 new listings. And in August, there were 80 condos changed to PENDING. Our months supply of inventory is up a bit to 1.8 months. Our Gainesville Real estate market has low inventory of units for sale. Listings are selling faster, which is shown under medium time to sale or medium time to contract percentage.
