Gainesville Florida Real Estate Market Report for Single Family Homes Sold in JUNE 2016. Here you will find the recent three-month statistics for April, May and June 2016.
The chart below shows Gainesville’s NEW LISTINGS, PENDING SALES, and the CLOSED SALES for the last 3 Months. New Listings are down this month to 339. Our PENDING contracts are down to 322, and I think this is an indicator of low inventory for homes under $ 250,000. Closed Sales are also UP to 362 for June. Strong stats for our active summer season.
The Gainesville-Alachua County Association of Realtors® provides their statistics to the Florida Realtors® each month and they compile statewide data that allows them to compile these reports. Let’s look at stats for June 2016 compared to June 2015. Closed sales show no difference for June of last year. Yet our months supply of inventory has declined 19.3%, and this shows a trend to our low inventory of homes for sale. Our “new listing” stat is down 14% from last year. Homes are moving faster, which is shown under time to sale or time to contract.
This chart above provides a detailed breakdown of the Gainesville FL Real Estate Market for June 2016. Our “Months Supply of Inventory” is down by 19.3%, so our inventory is shrinking. This has already created multiple offer situations for buyers now for homes that are priced under $ 300,000. To be a strong buyer, have your financing in place to make your offer strong.
