The chart below shows Gainesville’s NEW LISTINGS, PENDING SALES, and the CLOSED SALES for the last 3 Months. New Listings are down this month to 239. Our PENDING contracts are steady at 248. Closed Sales are also down to 214 for September, and this is expected for the beginning of our fall season.
The Gainesville-Alachua County Association of Realtors® provides their statistics to the Florida Realtors® each month and they compile statewide data that allows them to compile these reports. Let’s look at stats for September 2016 compared to September 2015. Closed sales show are down just a bit from last year. Yet our months supply of inventory has declined 14.3%, and this shows a trend to our low inventory of homes for sale under the $250K price range. Homes are moving faster, which is shown under medium time to sale or medium time to contract percentage.
