Evaluating a neighborhood is a crucial step when helping my clients buy a home. We have so many different neighborhoods in Gainesville, and throughout all of Alachua County. I believe the “feel” of any neighborhood is important to all of my buyers. When my clients search online, they may love the photos of a specific home they found, but the neighborhood is not going to be what they want. I will already know they want a certain lot size, or they want a community pool, or be near a certain school. So let’s talk about how to evaluate a neighborhood before buying a home.

Look for trends and any recent incidents to gauge the overall safety of the neighborhood. - Homeowner Associations: Many neighborhoods have mandatory HOA’s, so you will want to know the covenants, by-laws, and rules and regulations. You will need to know if the HOA is professionally managed and confirm the current fees due by each homeowner. If there are formal HOA’s then the covenants, by-laws, and rules and regs can be found on Public Records with the Clerk of Court System.
