Currently consumers can use the internet to search real estate data, but so many home buyers are confused about where to find current and accurate information. The big question is “where to find the most accurate information about homes for sale in Gainesville Florida”? Many consumers are frustrated when they find a listing online and later find out it is already sold, or has been taken off the market. The consumer does not always understand the importance how all of this data migrates to the world wide web.
The most accurate source of local real estate information is your local real estate agent!
I’ll share my opinion on this subject.
Real estate is LOCAL!! Yes, there are nationwide web sites where you can search homes for sale in any city and state. Most of those big box sites are what is called a “third party” site. The data on this sites is not always current or accurate, and those sites DO NOT OWN the data. I have had customers call me about a property they found “ONLINE”, and after doing my research may discover that the property sold last year, or was withdrawn from the market months ago. Those third party sites are NOT directly tied to the local real estate databases.
The current, accurate information on homes for sale in your city is your LOCAL Multiple Listing Service (MLS). The information on the local multiple listing service is owned, managed, and maintained by your local Board of Realtors® and/or your local Multiple Listing Service and it’s members. The members of the MLS™ are Realtors® & Brokers.
When I get a new client and put their home on the market, their “listing” is put into the Gainesville Multiple Listing Service Inc. Each home is assigned an MLS ID#. The listing agent and/or the broker is responsible for maintaining the status of each listing in the MLS network. Some agents and brokerage firms share their listings with third-party sites, and some don’t. This proves that the local Multiple Listing Service is the only network that can provide current, accurate data on homes for sale in your area.
Some agents & Brokerage firms use third party sites to FURTHER market their listings as a benefit to the sellers’ exposure – but the data put on those sites may not be current, if it is NOT maintained by the person that input the data.
Just remember that shopping online is just that…..shopping. If you want to be truly in-tune to current, daily, accurate information for your local area – please call your Gainesville real estate agent. And I would love for you to call me!
