Short Sale Purchase
There is one important fact that I tell all of my buying clients when they ask about buying short sale properties in Gainesville. You must have PATIENCE. If you don’t have to “move-in” to a home by a certain “date”…then yes, we can look at short sale properties. But, if your life and plans require that you be in a home by a certain date, then I don’t want you to set your hearts on a home that is a short sale transaction. No one has control over the time-line.
Most buyers don’t want to wait, and wait, and wait even more. BUT…some buyer do wait, and it pays off in the end. They can get great homes at great prices.
Today was a GREAT DAY for one of my buyers. She CLOSED on a home that has been under-contract since early MAY 2011. We had to look at a lot of ugly ducklings, but when we found this home she was committed to wait and hope. It’s been a long 4+ months. (And this is a pretty quick timeline for short sales).
She is so thrilled this all got done, as she was hoping to be moved in by the holiday season.
