Finding the Right Home in Gainesville
You’ve heard the old saying….third time is a charm. This slogan holds true for my recent home buyers here in Gainesville. Our Gainesville real estate market is cooking, and finding “just the right” home is tough. But diligence is the key.
This is a great short story of a home search for these folks that moved here from Missouri.
Our first venture out was to give them a feel for the area neighborhoods. And, of course I knew their “wish list. The most important thing was it had to have 4 true bedrooms, not a fixer-upper, and in one of two elementary school zones. The mission was set!
The first week, we found a great home in Haile Plantation and wrote an offer….BUT, there were multiple offers. It was proof that when a great home is priced right….it moves quick! My buyers didn’t get that one. So, back to square one and we ventured out again. After looking at many 4 bedroom homes in different neighborhoods, we found another one. We wrote up an offer on home #2. BUT, no agreement on price. So, back to square one…again.
I knew these folks were getting frustrated, not to mention exhausted.
I think we looked at every single 4 bedroom home for sale in those school zones. It’s an emotional thing for any home buyer. You find a good home, write an offer and then “hope and wait” for a seller response. Negotiation of terms & conditions can drive anyone crazy.
Then along comes home #3. The buyers love this home – and it was better than the other two. Let’s try #3 !! They made an offer on this beautiful home. The anxiety level of my buyers is high due to not getting under contract for the previous homes.
BUT…….the third time is a charm! These great clients from Missouri are now under contract! They’ve found just the right one. The stress is gone, the anxiety is gone. Now they can relax and know they’ve finally found their home.
Our Gainesville market has shown it’s true colors in the last two weeks for these out of state buyers
- Low inventory of beautiful 4 bedroom homes with 3-way floor plans
- There seems to be a shortage of homes in move-in condition
- Prices are rising
