There is an article in The Gainesville Sun today regarding development west of Gainesville. There is so much information in this article I want to share it with everyone I can. Being a Realtor® that stays tuned into growth, development, and lifestyles in Gainesville, I sure like to share what I know and learn.
I live west of the Jonesville Park off NW 32nd Avenue. Most of this growth and development will have a strong impact with everyone in the area. Just thinking about how many people and cars will impact the area worries me. Our roads will be significantly impacted. Intersections that are bottle-necks now will get worse. The roads with horrific pot-holes (Like NW 32nd Avenue) aren’t even on a repair list with our county planners. Not to mention that Newberry Rd can only handle so many cars without adding more lanes, turn lanes, and traffic lights.
Don’t get me wrong, I am not anti-growth. I am just concerned about the lack of future planning of logistics and infrastructure in our county planners.
Details of Developments
Development west of Gainesville includes 300 apartments, with nearly 400 more under construction nearby in the Tioga area, Arbor Greens area, and Newberry Rd & Parker Road Project, while at least 685 more single-family homes have been permitted in the area. All of that is in addition a dozen nearby single-family projects with construction permits totaling 685 homes. These include:
- Oakmont Phase 2 — 135 homes
- Drake Meadows — 128 homes
- Amariah Park — 77 homes
- Thornton Place — 68 homes
- Tioga Phase 17, 18 — 56 homes
- Arbor Greens Phase 2 — 51 homes
- Wimberly — 46 homes
- South Point — 45 homes
- Gloria’s Way — 42 homes
- Kingston Place — 24 homes
- Wexford — 13 homes
Also, work will soon begin on a new elementary school on SW 122nd Street (Parker Road) at the SW corner of Oakmont.
